When renowned real estate coach Josh Phegan enters rooms filled with hundreds of real estate agents up and down Aotearoa, something remarkable happens. A buzzing energy of inspiration, motivation, and positivity fills the air.

Last month, we announced Trade Me Property's partnership with Josh Phegan, bringing his "Raise to New Heights" half-day training sessions to Auckland, Hamilton, and Queenstown. From 13 - 15 June, these highly-anticipated events took place, with each venue reaching capacity. After immersing ourselves in the Josh Phegan experience, it was abundantly clear why he excels at his craft and why attending these sessions is something you don't want to miss out on.

In just three hours, Josh shares his proven formulas for reaching new heights in the real estate industry. He lays down the essential groundwork for achieving peak performance and throughout the session, three themes emerged: the power of mindset, knowing your market, and delivering unforgettable service.

The power of mindset

  • Spend time thinking about who/what propels you forward, use your motivations to help achieve success.
  • Assess your current state - are you in the performance, recovery, burnout or survival zone? While we often find ourselves in the performance zone, consistently pushing our limits, it is crucial to prioritise recovery to avoid burnout and survival states.
  • Remember to embrace the value of quiet moments as they provide optimal time for reflection and good decision-making.

Know your market

  • Each week, take time to identify three reasons why buyers should buy and three reasons why sellers should sell. Craft a narrative around these points to effectively communicate with buyers and potential vendors.
  • To effectively engage buyers, gauge their motivations and use this knowledge to create potential pipelines. Help them discover the value of properties at their price point.
  • Leverage market data. We live in a world where we can access data to strengthen relationships - ensure you’re collecting 1st party data and overlaying that with 3rd party data to gain a comprehensive view of the market. Market data enables us to be more effective, timely, tailored and productive.

Deliver unforgettable service

  • Great service transcends all market conditions.
  • Think of how you can deliver top rate service outside of just the listing duration. Consider actions that can be taken before the listing goes on the market, during the time on market and post-sale to assist the vendor. For example, putting the vendor in touch with a preferred moving company.
  • Think about the emotional journey for the vendor & tap into that.
  • Create an 'annual check up' with past clients to unlock additional opportunities. When you check in, you're making yourself available to them, continuing that service loop and finding ways in which you could continue to be helping them on their property journey.

Tips for the current market

Aotearoa agents should be shifting their focus to generating demand for both buyers and sellers. They should be convincing buyers to buy now in order to ride the market recovery, and encouraging sellers to sell their assets today in order to acquire valuable future assets. There is no need to wait for the perfect moment.

One last tip on what great agents are doing, they have realised the importance of digital & video marketing.

The average Kiwi spends 8 hours a day on their phones, and a large portion of that time is spent watching videos.
